What is an EPC?

Record of the energy efficiency and environmental impact of a building. Information about the typical energy costs for your property. Here are some suggestions for reducing energy consumption and saving money. The property’s energy efficiency rating is from A (most efficient), to G (least efficient). What is the scope of the survey?

Residential EPC surveys require a site inspection by one of our residential Energy Assessors (REA). A survey of a 3-bedroom house with three bedrooms takes between 20 and 30 minutes. To determine the area of the dwelling, the assessor will draw a floor plan and measure the walls. The assessor will take notes and photographs to help them later process the report. The survey considers the following factors:
  • How the property is built and insulated?
  • System of space heating
  • The technique for heating water
  • Ventilation
  • Lighting
  • Any renewable technologies that are present
The survey is not invasive. The assessor won’t be drilling holes in walls or lifting floorboards. They will not be able record insulation, etc. They will only be able to record what is visible on that day. They will identify cavity wall insulation by the brickwork marks left after installation. They will accept any evidence, including underfloor insulation, loft insulation, and loft insulation, that isn’t visible. The EPC software will assume that the insulation may exist based on the date of construction if it isn’t visible or there is no documentation. The assessor will require access to every room in the house on the day of the survey. They will also need to inspect the heating system and, if possible, the loft. It would be good if you could have any documentation relevant to any of the subjects included in the survey, as indicated above, available. After we finish the site inspection, the survey must be processed at the desk, which takes 1 to 2 working days.
